I’m working statistics for a client interested in Burlingame real estate – and they’re interesting. So why not share the effort.
2007 had the lowest number of sales – 213 – as far back as the info is available – 1998.
So far this year Burlingame has had 125 sales. To get to 213, 88 more houses will have to come on the market and sell by the end of the year.
88 houses divided by the next 4 months will mean that 22 houses will have to come on and sell each month. The average is 16 per month. That indicates to me that the Burlingame market may become tighter – more of a sellers’ market.
Sellers’ market is defined as 6 months or less worth of inventory. Right now we stand at 2.2 months inventory. Bottom line: the days it takes for a property to sell will decrease and/or prices will rise.
