As a home buyer, you don’t have to deposit 3% of the home’s purchase price upfront. It’s about standard and strategy.

Each county has standards that are typical when purchasing a home. Agents and sellers become accustomed to those standards; they become expectations.

If you were selling your San Mateo house – where the median home price is $727,500 – and the buyer gave you a deposit of $1,000 how excited would you be to look at that offer? Probably not a good strategy.

The seller is looking at the risk they’re taking in accepting your offer. It needs to be strong enough to make the seller willing to take on the risk of taking the property off the market.  What risk?  To be continued.
